The area was founded at the merging of the Sacramento and American river because of the 1849 Gold Rush, Sacramento today presents terrific opportunities for the investor or home owner. Those investors looking at Citrus Heights homes in Sacramento County are staking their claim.

Sacramento is a collection many vibrant communities in which to live, work and play.This area covers a diverse terrain, so whatever type of property you are searching for, Sacramento does have the real estate property for you. The southern end is part of the wide, flat Sacramento Valley,  Head northward and eastward and you’ll start seeing gently rolling hills. Heading past Loomis and up to Auburn, the county seat, and the hills become very steep and beautifully wooded. Going west you come across the city of San Francisco and the beautiful wine country of Napa Valley.

Sacramento residents enjoy a very mild climate with an abundance of sunshine with a very low humidity. The summers are very dry, with warm days and pleasant evenings. The average daytime temperature in July (the warmest month) is 93 degrees. You must take into consideration, however, the extremely low relative humidity when comparing climate of cities in more humid regions. The entire Sacramento Valley experiences fairly moderate winters because of the High Sierras surrounding them. Although winter temperatures can dip into the 20’s, 45 to 50 degrees is the average winter temperature. The rainy season from November through March is when three fourths of the rainfalls. During this period of time, rain in measurable amounts on only falls on nine days out of the month.

Although numerous torrential rainstorms and heavy snows are very common in the Sierra and Cascade mountain ranges that surround the area, excessive rainfall and snow are very rare in the Sacramento area. Heavy fog occurs mostly during midwinter; however a low lying, early morning “tule fog” can occur any time during the wet, cold season and drivers should use caution.
